You rank for about 221 searches. You hold an FAQ result on none of them. Google writes its own AI answer on about 25 of those searches, and shows a People Also Ask box on 180 of them. You run no paid search at all, so every one of the roughly 1,967 visits a month is earned.
Three findings
The contact page gives the address as "4435 N. Pershing Street, Arlington VA 22201." The FAQ page and the visit page give it as "4435 N. Pershing Drive, Arlington, VA 22203." Same building, two street names, two ZIP codes, all live at the same time.
This is the first item on the list because so many different readers depend on it. A family printing directions, a driver typing the address into a phone, and a search engine assembling a LocalBusiness entry for Culpepper Garden will each pick one version, and the two should match. When they do not, Google has less reason to trust that the listing, the site, and the building are the same place, and a local pack that shows on 62 of your searches is exactly where that trust is spent. Nobody tells you; the doubt just accumulates quietly.
Confirm the correct street name and ZIP with the post office or your mail, then make every page say the same thing. This is a five-minute fix with an outsized effect on local search trust, and it costs nothing but a few minutes of attention.
The FAQ page answers 20 real questions across four sections (About, Residences, Admissions and Eligibility, Support). It covers eligibility, income limits and how to apply, and it states plainly that rents are based on residents' annual income and that, in your own words, "The average wait is about one year." None of it is marked up as FAQPage schema, and the questions are presented as plain headings rather than accordions.
Semrush confirms 0 FAQ results, while Google writes its own AI answer on 25 of the searches you rank for and shows People Also Ask on 180 of them. Those are exactly the questions your FAQ page already answers better than anyone else in Arlington, including how income-based rent works and how long the wait actually is. Because the page carries no machine-readable structure, an assistant summarizing "affordable senior housing Arlington VA" cannot quote you and will answer from somewhere else.
Add FAQPage schema to the existing page, keeping the four sections and all 20 answers exactly as written, then convert the headings to accordions so the page is usable on a phone. No new content is required. The answers are already correct; they need structure, not authorship.
That is your mission line, word for word, and it sits several clicks below the homepage. Alongside it: no phone number and no address appear on the homepage at all, the only call to action is a "Schedule a Visit" form, and the copyright still reads 2024.
That one sentence is the whole organization, and it is the only thing on the site that no competitor in Arlington County can copy. Burying it means the average visitor never sees the reason to trust you. Meanwhile a daughter who has decided to call has nothing to call, and a visitor checking whether the operation is current sees a 2024 copyright on a page viewed in 2026. Three small signals, all pointing the same way.
Put the mission line in the first screen of the homepage as the headline, with the phone number and address in the header and footer beside the "Schedule a Visit" path, and update the copyright year. These are the changes shown in the redesign concept linked below.

Concept
Because the total score is 55, below the threshold of 60 we use before we will suggest one, we built a homepage concept for Culpepper Garden specifically: the mission line leading, the phone number and a clear visit path above the fold, the affordability story told plainly, and your three existing resident testimonials on the page.
